| Base rent in commercial real estate is calculated by multiplying the base rental rate by square feet to get the annual amount, and then divided by twelve to get the monthly amount. Annual increases normally kick in at the beginning of the second year and the new base rental rate is calculated by increasing the previous year base rental rate by the increase percentage. | |
